Mortgage Backed Securities…What the Fed’s Purchases Mean to You

You’ve probably heard that the Fed is buying up billions of dollars worth of Mortgage-Backed Securities. But how does this really impact home loan rates and your mortgage?Basically, the Fed’s actions provide a demand for Mortgage-Backed Securities, which should help keep the ceiling on home loan rates from moving much higher in the foreseeable future. That’s good news for home buyers who are looking to purchase a home at a bargain price, as well as those who can benefit from a refinance.
However…the Fed’s actions do not necessarily mean home loan rates will move significantly lower.
It all depends on which Bond coupons the Fed purchases. If they purchase higher rate coupons–as they have been doing–their continued purchasing will likely keep a lid on rates, but won’t necessarily push them significantly lower.

 

The fact is, rates are within inches of all-time historic lows, so don’t wait to miss a great opportunity to purchase the home of your dreams, or get more money back in your budget by a smart refinance.

Newcastle Neighborhood Home Improvements

Since I’ve been gone for two weeks, I took my first run through the neighborhood and found that many people had made recent improvements to their homes.  I don’t know about you, but this makes me happy.  People are taking pride in their homes, and especially, improving their property values.  This is encouraging.  Aside from the many new and trendy exterior paint schemes, and many new roofs, I also saw…

The neatest part was seeing how many people had added seating areas on the front side of their homes, in view of seeing their neighbors walk by.  Ah, another sign of a strengthening community as was mentioned in The Best Places to Live by CNN Money Magazine.

A not-so-close to Newcastle trip -Provence and the French Riviera

Newcastle Home Sales for July 2009

July 2009 currently shows 11 home sales closed and 2 condos in Newcastle WA.  Those figures may still be updated.

Average residential home sales price of $657,977; 3349 sq ft and $204 per sq ft.

 $743,768 was the average original list price. Average Days On The Market was 204.

 These homes sold at 89% of original list price and 93% of current list price.

Currently, there are 124 homes on the market in Newcastle; 96 residential and 28 condominiums.

In July, 8 residential homes went Pending and 0 condos.
